Service Offerings & Capabilities

What types of building staffing services does Royale provide?

Royale Company delivers fully managed staffing solutions for both residential and commercial properties, including:

  • Concierges, doormen and lobby attendants (hospitality-focused roles)

  • Janitorial services

  • Building maintenance services (Handyman and superintendent)

  • Valet parking attendants

  • Licensed security guards (through vetted security partners)

Services can be bundled or customized based on your building’s needs. All services include recruiting, training, scheduling, supervision, and backup coverage.

What's the difference between a doorman, concierge and lobby attendant?

In modern property management, these terms are often used interchangeably, though subtle distinctions exist.

  • A doorman primarily focuses on access control, greeting residents, and maintaining lobby security, typically stationed at the entrance.

  • A concierge or lobby attendant offers expanded services like personalized resident support, vendor coordination, and errand assistance, usually stationed at a desk inside the lobby.

Many Royale-staffed properties combine these roles into a single hybrid position trained in both hospitality and security fundamentals, creating more efficient and seamless operations. We tailor the role to match your building's specific service expectations.

Do you offer licensed security personnel?

Yes, when licensed security is required, we provide certified security guards through trusted security staffing partners.

This allows you to meet regulatory and insurance requirements while still benefiting from Royale’s centralized scheduling, supervision, and quality control.

Do I need licensed security or is a doorman sufficient?

It depends on your property's risk profile and insurance requirements:

  • Doorman, lobby attendant and concierge: Appropriate for most residential buildings. Provides access control, package management, and a visible deterrent without armed or licensed personnel.

  • Licensed security: Required or recommended for properties with higher security needs—large commercial buildings, mixed-use developments, or locations with specific insurance or regulatory mandates.

Royale provides both. We can assess your property and recommend the right staffing mix. When licensed security is needed, we deploy certified guards through our vetted security partners while maintaining unified supervision.

Can Royale support multiple buildings and/or scale as our property or portfolio grows?

Yes. Royale supports and scales seamlessly from individual properties to large, multi-asset portfolios. We work with developers, institutional owners, and property management firms across diverse residential and commercial assets, and adjust staffing levels, schedules, and coverage as your needs evolve—whether you are adding units, amenities, garages, or new properties.

Portfolio clients benefit from:

  • Standardized training and service protocols across properties

  • Unified supervision, reporting, and account management

  • Centralized budgeting with volume-based pricing

  • Flexible staffing that scales in line with portfolio growth

Pricing & Cost Structure

How much does doorman or concierge staffing cost?

Costs vary based on coverage hours, number of positions, and location. As a general benchmark:

  • Single-position, full-time coverage (40 hrs/week): Starting from $4,000/month all-inclusive

  • 24/7 lobby coverage (multiple shifts): Starting from $18,000/month all-inclusive

  • Portfolio pricing: Volume discounts available for 3+ properties

These ranges include everything—wages, benefits, training, uniforms, supervision, insurance, and backup coverage. Contact us for a precise quote based on your property.

What’s included in Royale Company’s flat-rate pricing? Are there any additional fees?

Royale Company offers a flat, fully all-inclusive monthly rate covering all staffing-related costs, including:

  • Recruiting and training

  • Payroll, benefits, and insurance

  • Scheduling, supervision, and uniforms

  • Guaranteed backup coverage

There are no additional charges for:

  • Overtime, holidays, or sick-day coverage

  • Staff substitutions or changes

  • Training, onboarding, or HR administration

  • Compliance, taxes, or liability coverage

Your rate is defined upfront, enabling predictable, transparent budgeting across your property or portfolio—with no surprises.

How does pricing differ between residential and commercial properties?

Pricing is based on coverage hours, number of positions, and role complexity — not property type. Residential, commercial, and mixed-use clients all benefit from our flat-rate, all-inclusive model.

Factors that influence pricing:

  • Number of staffed positions

  • Coverage hours (part-time, full-time, 24/7)

  • Role requirements (standard lobby attendant vs. licensed security)

  • Portfolio size (volume discounts for multiple properties)

Contact us for a customized proposal based on your specific property or portfolio.

How do outsourced staffing costs compare to in-house staffing?

Outsourced staffing through Royale typically costs 15–30% less than equivalent in-house staffing once all expenses are included. In-house teams carry hidden costs that add up quickly—benefits, payroll taxes, insurance, training, uniforms, sick-day coverage, and management overhead.

Royale consolidates everything into one flat rate, eliminating budget surprises while improving reliability and service consistency.

How does concierge-style staffing reduce operational costs?

Royale reduces costs through operational efficiency, not service cuts.

Key cost advantages:

  • No payroll or HR burden on your team

  • One integrated vendor instead of multiple providers

  • Lower turnover, reducing retraining and disruptions

  • Faster incident response, minimizing liability exposure

The result is lower total cost with higher service consistency.

Staffing Process & Operations

How is Royale different from hiring in-house staff or using staffing agencies?

Royale combines the accountability of in-house staff with the efficiency and cost savings of outsourcing. Unlike traditional staffing agencies that simply place workers, we manage the entire employment lifecycle—recruiting, training, supervision, performance management, and backup coverage.

Unlike in-house hiring, you avoid the burden of HR, payroll, compliance, and day-to-day management. One vendor. Full accountability. Predictable cost.

How does the staffing process work?

We manage everything end-to-end:

  • Recruiting and background screening (Sterling & HireRight)

  • Onboarding, proprietary Cornerstone and role-specific training

  • Scheduling and supervision

  • Performance management and reviews

  • Guaranteed backup coverage

You receive consistent service without daily management involvement.

How do you maintain low staff turnover?

We focus on stability and professionalism.

Our approach includes:

  • Competitive wages and benefits

  • Stable schedules

  • Ongoing training and career development

  • Constant, transparent communication between staff, supervisors, and management

How are payroll and employment compliance handled?

Royale manages all payroll, tax withholding, and labor compliance at the federal, state, and local level—eliminating administrative risk and workload for your team.

Quality, Training & Standards

What criteria do you use when hiring staff?

After a thorough background check verified by industry-leading third-party companies and our screening department, we hire service-oriented candidates with strong communication skills, professional demeanor, and reliability. We prioritize candidates with prior hospitality or building operations experience, though we also invest in training promising individuals who demonstrate the right aptitude and commitment to service excellence.

What background checks do you conduct?

Every Royale employee completes comprehensive background screening through Sterling and HireRight, including identity verification, employment history, criminal records, and reference checks. Only fully vetted candidates are placed at your property.

What training do staff members receive?

All staff complete Royale's proprietary Cornerstone Training Program before their first shift. Training covers hospitality and resident service, building systems and technology, emergency response procedures, and communication protocols.

Training is role-specific (doorman, porter, valet parking attendant, etc.) and refreshed regularly. Supervisors conduct ongoing coaching during regular site visits.

What is your Total Quality Management (TQM) program?

Royale's TQM program is a hands-on, continuous-improvement framework embedded in daily operations. It guides how we recruit, train, schedule, and supervise staff across all properties.

The program includes standardized training, supervisory oversight, regular performance evaluations, and ongoing communication with property management. We monitor service quality, attendance, responsiveness, and feedback — using these insights to make proactive adjustments.

The result: consistent service standards, clear accountability, and a high-quality resident experience at every location.

How do you ensure consistent service quality?

We maintain quality through a structured management system:

  • Monthly supervisor site visits

  • Quarterly performance reviews

  • Resident and property management feedback tracking

  • Annual training updates

  • 24/7 account management

Quality is continuously monitored and improved.

Do you provide uniforms?

Yes. Professional uniforms are provided and maintained at no additional cost and are included in our all-inclusive pricing.

How do you handle emergency preparedness?

All staff are trained in emergency procedures, evacuation support, incident response, and reporting. Supervisors are available 24/7, and backup staff can be deployed immediately if required.

Technology & Reporting

What reporting and visibility do clients receive?

Royale provides transparent, regular reporting so you always know what's happening at your property:

  • Real-time communication: Direct line to your account manager via phone, email, and  text

  • Incident documentation: Same-day written reports for any notable events

Customization & Flexibility

Can we customize coverage hours or staffing levels?

  • Part-time, full-time, or 24/7 coverage

  • Seasonal adjustments (increased coverage during holidays or move-in periods)

  • Scaled staffing for amenity launches, construction phases, or special events

  • Multi-position flexibility (doorman shifts that include light porter duties, for example)

Your staffing plan adapts as your property evolves.

Getting Started

What information do you need to provide a staffing proposal?

To prepare a customized proposal, we typically need:

  • Property type and size (units, square footage)

  • Location of property/properties (city / cities)

  • Current staffing setup (if any) and operational challenges

  • Desired coverage hours and positions

  • Any special requirements (licensed security, valet, multilingual staff)

Most clients receive a detailed proposal within 24 hours of our initial conversation.

How does your proposal and onboarding process work?

  1. Initial Consultation — We discuss your property type, coverage needs, current challenges, and service expectations.

  2. Site Assessment — Where appropriate, we conduct an on-site visit to better understand operational requirements and confirm service parameters.

  3. Customized Proposal — We prepare a detailed proposal outlining the staffing plan, service scope, and transparent pricing.

  4. Agreement Execution — Upon mutual agreement, we finalize and execute a written service agreement before any services commence.

  5. Seamless Transition / Start —  We manage the complete onboarding process—from recruiting and training to deployment—ensuring seamless continuity for existing operations or a smooth launch for new properties.

What are your contract terms?

Royale offers flexible contract structures designed for long-term partnership:

  • Standard agreements are 12 months with annual renewal

  • 30-day termination notice for either party

  • No early termination penalties

We believe in earning your business through performance, not contractual lock-in.

Do you offer trial periods for new clients?

Yes. All our agreements include a 30-day termination notice for either party, which effectively functions as a trial period. This means you can evaluate our service quality, staff performance, and operational fit with minimal commitment risk. We earn your business through results, not contracts. So if we're not meeting your expectations within the first months, you can exit with just 30 days' notice and without any termination penalty.

How long does it take to implement services?

Most properties are fully staffed within 3–4 weeks of contract signing. Royale handles all recruiting, background screening, training, and onboarding during this period.

For urgent needs, expedited implementation is available—contact us to discuss your timeline.

What if we're switching from another vendor or in-house staff?

Most transitions are completed within days. We manage the entire transition to minimize disruption:

  • Overlap period with outgoing staff to ensure knowledge transfer

  • Option to interview and retain high-performing existing employees

  • Resident communication support (signage, introductions)

  • Dedicated transition manager for the first 30 days
